Hi, I'm nearly at the end of my trust deed. I've separated from my husband and agreed for him, at this point to keep the matrimonial home. I'm trying to find a rented property but have been rejected because I will fail the credit checks. Is there any advice? This is so disheartening.

Hi Mastyk,

If it's of any reassurance to you, I cannot remember a scenario on this forum (for many years now) where someone was unable to find a new privately rented home. People have though faced some challenges along the way.

Some things that have reportedly helped (and I appreciate you might have tried some or all of these already):

1 - Explaining to the lettings agency or landlord in advance about your trust deed. This demonstrates honesty, which is highly valued by landlords.

2 - Explaning to the lettings agency how a trust deed works. For example, in particular that the budget prioritises your rent payments.

3 - Explaning that you don't have other unsecured debt repayments (other than the trust deed payment) that could affect you ability to pay the rent. Also that your trust deed payment will end soon.

4 - Being able to demonstrate (in advance) an excellent record of making the repayments on your existing rental or mortgage agreement. A landlord reference or a mortgage statement could be helpful here.
