Halifax mortgage

Hi, first post on this forum and looking for some feedback. Both myself and my partner have successfully completed a trust deed which finished 34 months ago. We have applied for a mortgage through a mortgage advisor with the Halifax. We have had success so far with a decision in principal and the advisor has said we have had full application approval status with a 10% deposit. Obviously we are both very apprehensive and a valuation is being carried out on the new build we are hoping to purchase on Friday. We both have excellent credit scores with experian, mine is 999 and my partners is 983. Which leads to my questions, where does TD show on the report as we both cant find any trace? What is the likelihood that the Halifax will offer us a mortgage? Has anyone else had success with a mortgage after TD in similar circumstances?. Richard.

Hello Mitch1122777 and welcome.

If the trust deeds began more than six years ago they shouldn't show on your credit files. It sounds like that might be the case?

Hi, thanks for replying. The start date was June 2007 so not quite the full six years just yet. Both our credit payments for the last 5 years are showing as satisfied with the exemption of two on mine which are a few years old. Thanks, I guess it's just a case of wait and see, all in the hands of an underwriter now I suppose, one little desicion that would mean everything to us.

Please let us know how you get on. I've never thought of credit files as an exact science, so hopefully the fact it has come this far means it will be good news in the end.

Hi Mark,

I will post the outcome of the application, I read last night that solicitor will probably pick up on her search that we have been in a TD, would she notify the Halifax of this?

I suspect that the credit reference agencies weren't quite as methodical back in 2007 and have heard others tell me that their trust deed never showed on their credit report, so maybe you were lucky enough to slip under the radar, Mitch.

I'd have thought you would know by now if there was going to be a problem with your proposed mortgage. Good luck!

Update on our mortgage application. We have now received a full mortgage offer without any hassle what so ever. Hopefully everything will be okay from here on in. Does anyone know where the solicitor will carry out their search for insolvency? Both my wife and I don't show on the AIB Scottish register, is this where they would go or somewhere else? Thanks in advance for any replies. I will keep you posted.

I think its only the AiB that holds the insolvency records. If you aint on there then job done. Good luck.
