Hi There,

I've just been discharged from my Trust Deed, I'm just wanting to know if it's possible to get a guarantor mortgage?

Hi pinkgirldancing.

Having a guarantor may be an advantage. There will be many other individual factors however, including how much deposit you have, your income, your expenditure, the loan-to-value of the property you wish to buy, your credit status etc etc.

The best bet may be to talk this through with a mortgage broker.

It's an interesting point as any lender will lend ( or not) based on risk.

It would be interesting to see if a guarantor would make a difference to the bank's lending criteria. Could you let us knowe the bank's response if you decide to go wown this route.

I think a guarantor mortgage may work but only if you just miss out on normal lending criteria. If your trust deed is still on your record I can't see many mainstream lenders wanting to know(hope I'm wrong).

Make sure you discuss your options with a whole of market broker.

Not sure on this one. I will be really interested to hear the outcome. Sorry not to have be able to give much advice, but I think it's best left to a mortgage expert.
