TD coming to an end and need a mortgage

Hi
I am a teacher of 6 years and have been in a trust deed for nearly 3 years. I am coming to an end in December this year. I have juse found out i am pregnant and would like to purchase my own place. I understand that this will be difficult especially in a trust deed and the fact that my last house got repossessed. I have learned from my mistakes and would like to start afresh. I have had a mobile phone contract for 7 years and never missed a payment and was accepted for a Vanquis card a few months ago which i pay off every month. Is there anyone who can give me some advice about mortgages or when i can apply for one?

Best advice is to approach a whole of market broker and have as large a deposit saved as you can. The lower loan to value you require the more products become available. Its going to be difficult to secure funding given the trust deed on file for 6 years from when it started.

Hello djcoupsey and congratulations on your pregnancy.

With a previous repossession and a current trust deed I fear the challenge involved here may turn out to be too much.

Paul's suggestion of finding a mortgage broker is a good one. Even if they cannot help you today they may be able to give you a realistic idea of what you'll need to do in the future to improve your prospects for later.

As TDA says, I think it may be extremely difficult. Certainly in my experience the current climate in lending will be an issue, without a sizeable deposit.

Amazing when you think that the numbers could make great reading in terms of affordability, however it will be decided on something which happened years earlier.
