Hi
I was just wondering how people in TD's manage to maintain their property. I live in an old house and finding it increasingly difficult to keep up with general maintenance, never mind the big jobs that now need doing! Although my expense figures have a 'contingency' amount of £30 per month this goes nowhere near what's needed and just gets swallowed up by other little things that need seeing to.
I now have a chimney that's desperately needs re-pointing (have damp on walls where rain pours through).
I have been unemployed since being made redundant last summer I'm guessing I might be due a small tax refund. What do you think my chances are of being able to use some of this to get chimney fixed?
Any advice welcomed.

If there is water ingress then I would hope your trustee would be flexible enough to allow this to happen - how much are we talking about here?
It may be that they would only allow some kind of cheap temporary fix in order to patch it up in some way for now.

Or they may just insist that the refund goes to them for the benefit of your creditors. No way of knowing without asking really, but be prepared to srgue your case and make sure they understand the significance of the problem.

Hi Domino99.

I think this is a real issue, whether you're in a trust deed or whether you're just living on a very tight budget with limited surplus cash like millions of people are at the moment.

Hopefully on an issue where health or wellbeing was in jeopardy a trustee would look the exercise some discretion and flexibility.

As above, I would expect that any payment could be used for the repairs rather than the Trustee seeking to take this.

Unfortunately we need to work within certain guidelines regards expenses and I guess the theory is that you put away £30 each month for repairs on the basis that the average house repairs are in the £360 region. Unfortunately all you need is a far bigger repair bill to kill this idea.

Probably best speak to your trustee and explain the position. Hopefully things will work out fine. One final point, don't be climbing onto that roof yourself!!

Hi Domino99,

I think with general cosmetic maintenance etc your Trustee might not be as understanding but if it's to do with structural maintenance and water ingress then I would hope that they would be more understanding.

You may be required to provide evidence of the required maintenance before the Trustee will allow any funds to be retained by you.

It's certainly something you should be speaking with your Trustee about.

What's happening with your Trust Deed at the moment if you are unemployed?

Thanks to all for your replies.
David, I am covered by income protection for 12 months (only 4 months left though), plus my husband increased work hours to cover the shortfall in my income and no commuting costs for me. Trustee was happy to continue as it was.
I think if I were to get a couple of quotes before asking Trustee that should help support my case for repairs.

Aarggh! The dreaded tradesmen quotes! You are right though as this will at least back up the actual cost of repair.
