My husband has a new job and we need to move to be closer to it, he has a Trust Deed and I have a LILA, what do they check on tenant credit checks and are we likely to be refused even though the rents are lower than what we pay now?

If it is a private tenancy then you might find that the letting agency will do a credit check. Probably best just to be up front and tey should be the same with you.

We have provided letters to prospective landlords in the past confirming that people are successfully paying into trust deeds or bankruptcies, which has been enough to allow a tenancy to go ahead.

Hi sezzie,

I've not known of any of my clients who have experienced difficulties in securing rented accommodation whilst they have been in a Trust Deed or Sequestration.

As Kevin said, worst case scenario I'm sure your Trustee would be happy to provide a landlord with a letter confirming you've co-operated and maintained payments.

I guess it's possible that some individual landlords might take issue, but this certainly hasn't ever been seen as a general issue according to people that have written in this forum in recent years.

Thank you for that, we are just filling in the application now and it is just my husbands information required I don't have to do an application form, so fingers crossed.

Just wanted to say honesty is definitely the best policy, funnily enough we failed the credit check, but we have been allowed to rent a property.

Well done. Really it worked out.

Credit checks n stuff are not an exact science and there will always be several factors that decide things. From previous posts in the forum it seems some things work out with no problems whereas others are a bit more difficult.

That's great news sezzie. At the end of the day, prospective landlords are really just looking for reliable tenants and you have shown by being honest and up front that you can be trusted, so that must go a long way.
