Thanks for your prompt replies, we are currently trying to confirm the actual search that it came up on. All we were told was the Trust Deed showed up in the searches the lenders Solicitors were carrying out. When we originally purchased this house 2 years ago, we had a 20% deposit, in the current market we are looking at approx 81% LTV. Can someone please tell us what searches a Trust Deed would show up on, and what steps if any we could take to have the Trust Deed removed if it shouldnt be there anymore? The Lender in this case was Santander.

Hi

There may possibily be an inhibition registered on the property by one of your previous creditors that has not been discharged. Inhibitions do not show up on credit reports but will on a legal search. I suggest that you contact your solicitor to confirm.

An inhibition is usually registered by a trustee in a trust deed, but then should be discharged at the end of the trust deed. It may be worth checking whether your trustee neglected to do so.
