I haven't been on the forum for a wee while but just thought I'd post this to let everyone know there is hope after a TD!
My wife and I have just been given a mortgage by Nationwide. It wasn't a massive amount as it is a Council right to buy but I see it as finally moving on from the mistakes I made in the past which led me to being in a trust deed back in 2008.
So folks.there IS life after a TD!
Hi tinsoldier,
Well done on the successful mortgage application and purchase of your property.

Thanks for posting that tinsoldier, and congratulations to you.
I'm sure this post will give a lot of readers more hope about being able to move forwards in the future... it was kind of you to take the time to share it.
Don't get me wrong we had to jump through hoops to get approval but if you don't ask.....
That is fantastic Tinsoldier, well done you!!
Can you tell us a bit more, ie did you start your TD in 2008
or finish it then and was the deed still on your credit report
when you went for the mortgage?
Ralph
Hi Ralph
I signed it in March 2008 and was discharged in September 2011. It won't come off my credit file until March next year but the Nationwide ruled that I was out of it long enough to grant the mortgage.
I built up a credit history again since I was discharged by careful use of a credit card and a mobile phone contract.
That's fantastic And so good to hear. Woul you mind me asking what size of deposit you had to put in? I'm only at the beginning but would be good to hear what the future may hold.
It was a council right to buy with a discount of £15000 which gave us a 20% deposit
Hi Tin soldier
Congratulaions to you for getting on after a trust deed.
so glad to hear that we can move on and get a mortgage.
We were discharged this year Jan 2013.We have the right to buy but where not sure about getting a big deposit. Hope you dont mind but can we ask that your discount stands as your deposit then? How long did it take for you to get a mortgage and do you have any tips for us?
thanks for all your help.

at long last fully discharged eventually in July 2013
Hi angiepal
Yes, the discount stands as a deposit. I applied the same time last year and was turned down as the lender criteria was to be out of the TD for at least a year
Hi Tinsoldier
Your advice is really appreciated. Thank you so much for getting back to us. we are quite happy to wait til next year and will hopefully get a decent mortgage too.How many mortgages did you apply for before being accepted? Does this search affect our credit scores?
thanks

Hi Angiepal
We were turned down once last year, and this was only the second application we made. It does leave a mark on your credit score but it hasn't affected it at all.
I wish I'd had the chance at a right to buy property!!!
Great news Tinsoldier.

Trust deed completed Jan 2012,Trustee discharge Nov 2012.
A new dawn.
That's so great to hear you have got a mortgage. We have been looking at mortgages for next year, I make my last payment next month, and we had all but given up hope as all mortgage brokers have said we would have to wait until the TD was off my credit file. I am currently with Nationwide so hopefully we won't need to wait another 3 years to move. Thanks for giving us some hope:)
