Hi there,
I was just wondering if my Trust Deed company say that I have equity in my property and my mortgage company don't is there any way for me to dispute what my Trust Deed company are saying?
Hi Alibabe18, welcome to the forum.
Have you only recently signed your Trust Deed or are you coming to the end? When was the equity figure worked out?

Hi Alibabe18
Can you advise me how your mortgage company has knowledge of equity within your property. did they instruct a valuation?

Hi Mark, my mortgage company did not do a valuation, they just said that my property had not increased since I bought it due to looking at properties up for sale ad sold in my area, if I get an independent valuation and it shows a negative equity could I dispute this with my trust deed company or do I just need to accept what they are saying?
Hi julie,
I finish my 36 months a year in June, however my early redemption penalty on my mortgage doesn't end until a year in dec so I had to extend my end date with the trust deed til then, as I wouldn't be able to sell my house or remortgage til then, but it will make no difference now when it finishes as my mortgage company say I have no equity in my property so I won't be able to remortgage and I won't make enough selling my propert either as properties in my area are not selling and the ones that are selling are low prices, not sure what to dio, just need some help.
Thanks
Hi Alibabe18
Can I suggest that you read the forum topic below, as this will answer some of your queries.

Although your property value may not have increased, I presume that your mortgage balance may well have decreased over the course of the Trust Deed.
I'm presuming that when you signed the Trust Deed you agreed to pay your Trustee the equity available at that time. This proposal would have been put to your creditors and would have been the basis upon which your creditors agreed to your proposals.
As Kevin states in the above forum topic, if there isn't the required equity available in the property your Trustee may be willing to negotiate. It may be worth while therefore if you obtained your own independent valuation.
