Looking in to shared ownership in the future. My husbands trust deed has been running 5yrs and completes next year in Feb (equity in car). After this, we hope to look at shared ownership for disability which is a 25% stake in a house. Looking at the mortgage providers for this they ask "do you have bad credit history?" am I right after 6yrs everything drops off your file and you don't need to answer yes to this?

That's an interesting question.
Anything that goes on your credit file stays there for six years. So you will reach a point where the contents of your credit records are no longer bad.
Mortgage lenders can ask whatever they want on an application form and there's a duty for the applicant to answer honestly. For example, they could ask "have you been in a trust deed in the past ten years?". The answer might have to be "yes" even if it no longer shows on a credit file.
So does "do you have a bad credit history" refer narrowly to the contents of your current credit report, or more broadly to your financial past?
People will probably come to different conclusions on that.
Yeah I wasn't sure to be honest, it has a ? next to it which explains if you have adverse credit history or bankrupt they wouldn't be able to help but if it's just a couple of missed payments then yes.
Careful reading of whats being asked is key. Your credit history after the 6 year point will be gone so you wont have bad history at that point.

I'm a bit puzzled by the question and circumstances.
Any reputable company would do a credit search and make their own decision based on the data at the bureaux and their required customer profile.
Even their mouseover explanation sounds a bit duff.
This sounds like some sub-prime outfit trying to lure you into high rates because you may not be confident with your track record.
Words like bad and adverse can mean many things to many people. I could in all honesty say with my 7 defaults totalling over 30K gives me good credit. It's an opinion.
As TDA says, a question like - Have you ever suffered an insolvency event? - would have to be answered honestly.
I'd talk to an independent mortgage adviser. A good one will know the market and know who is likely to take you or not looking at your track history.
does the date of your discharge show on your credit file ? , my current lender wants me to be discharged for 3 years before I can take the mortgage in my sole name , my complaint with the IPA is still on going over a year a naff all being done , just fired a email off outling my lack of faith in them and wanting to complain about how my case has been dealt with , trustee farting holy smoke in their faces for over a year , and i being forced to sell against my will , all because of his fee building and not respecting the wishes of my creditors , still karma will catch up with him at some point .[:0]
