Hi All,
It's been a while since I have been on here and my TD finished just under a year ago. I would never of thought that I would be posting something like this nearly 4 years on but things are going very well for me. I just hope there is someone who can help on this.

Since I finished my TD I have had a credit card which I use and then pay back in full, I also have a car loan which I got on a low APR from Arnold Clark so my credit file is ok, it is showing as the high side of fair going in to good!

I earn around 45 - 50k per year and my wife is around 5k and we are wanting to move house, now I understand that this maybe difficult as the TD shows in my credit file but I now have a minimum of ยฃ40,000 to put down as a deposit, as I say this is minimum and could be as much as ยฃ80,000.

What are my chances of getting a mortgage (I am currently with the Halifax for 15 years and never missed a payment)as I have such a large deposit, also I would probably break even in my current house if I sell.

Things are going very well for us now and I would recommend anyone to enter a TD, life is good!! Many thanks. S

Hi sam21.

It's really impossible for us to comment usefully on your chances as so many factors are involved that are individual to you. Also, we're not experts on mortgages.

The best thing to do would be to consult directly with a mortgage broker or two.

Look for a whole of market broker. Larger deposit and lower LTV opens up more priducts to those of us with a colourful credit history.

The longer you leave it the better as well.

Not yet being discharged for more than a year creates an extra challenge.

Thanks TDA, I have been discharged, it was around 6 weeks after I made my last payment so all is clear, I am going to speak to an independent broker or even my own bank.

Thanks Kevin, I will do, it's amazing how things have turned out for me and I have this forum to thank too.
