valuation of house tomorrow.... feels like a huge weight just now!! hope its gone by tomorrow ,and can move to step 4...

Hi Cal,

youre way ahead of me, i am still researching and will be contacting an expert on this site soon, question is,
Are they doing a full house valuation i.e like when you buy/sell a property or are they doing a drive by valuation like most that you hear about on forums?

hi stressedout, i researched for ages to and eventually contacted mark on this site.Following recent posts on this forum re equity problems I felt the best way forward for me was to have valuation done first .this way there would be no surprises at end of three years!!!!we have to pay for this ourself which lets us know ultimately if TD is for us, and no it was not a drive by . surveyor came on tues and was in house for about 40 min .we will pay fee tomorrow so hope to post verdict soon after.mega stressed at the minute but heres hoping.

still stressed!! cant get cash together to pay valuation till week on wed without leaving ourselves totaly skint this week !!anyway still think its better to do it this way and know exactly where were at re equity.roll on a week on wed!!!!

Taking a few extra days to be sure that you're doing the right thing makes a lot of sense.

It's much more important to make the right decision than it is to make a quick one.

Will do TDA , although I can see how you could just rush in to making a decision to make harassing letters and calls stop! This next week and half will be difficult in terms of letters and calls as they seem to have upped a gear and i keep expecting a knock at the door....Just trying to keep the heed , so to speak!

got valuation back and now in process of redemption figures for mortgage etc to finalise.... all still feels very stressful however ,maria,you are a star!!!hopefully on to step 4 very soon

To be honest given how property valuations are at the moment I didn't have a clue what to expect ! However , I checked in detail lots of similar properties in my area and their eventual sold price or eventual reduced asking price and roughly based mine on that . Also it's been said on forum that TD valuations are a little less..so my eventual valuation was a little higher in the end to what I thought , however, I hope it's still manageable .. Just need final figures before anything signed. I've noticed lots of queries on here re equity and how stressful it can be. Also some difference of opinion between the professionals !! The 5000 pound that gets talked about in other threads could mean the difference to signing on dotted line or not.... Rules are important as then there are no surprises and I do not like surprises ! This forum is great for helping form informed decisions and not magical solutions . This is the position I find myself in re my valuation ... Sorry for ramble TDA ... To be continued !!

Cal -I am glad things seems to be going so well for you, Drive-by valuations are quite common. The important thing is that the situation with your equity is put in writing to avoid those unexpected surprises which, like me, you hate so much!

Good luck - it sounds like you are almost there.

Stressedout - valutions can be carried out by your Trust Deed firm before you sign anything. If you would prefer a full valuation, then ask the Trust Deed firm. If everything else is in order, I am sure they would not mind getting it done first- it is an expense of the Trust Deed anyway. As a rule, I always prefer to get I done first.

Shona is not currently posting in the Trust-Deed.co.uk forum.
