We are hoping to move and rent another house. We moved in to a new area a couple of years ago and rented the existing house before the Trust Deed started and there was of course no problem doing that. However, I'm thinking that it might be more of an issue now. We haven't missed a payment at any stage (2 years 1 month) with our private landlord who I get on very well with and I'm hoping he gives us a good reference.
I notice that reference checks are done by solicitors renting out properties so, is our best option to private rent again to avoid being rejected?

The fact that you can get a good reference will be of a great help. All any landlord wantis is to get their rent on time! Good luck with the house hunting.

Make sure you are up front and declare the trust deed on application form. Do you have a friend or relative who could act as a guarantor? I was in the process of changing career when I moved, so could not prove income. My dad agreed to be a guarantor on my application and I had no problems.
Don't hide the facts at application stage, the lying will be an issue for a landlord, perhaps more than the fact that you have an ongoing legally settled arrangement.
Landlords want an open relationship with a tenant who respects his /her property as well as the rent paid.
Hi, I think if you rent privately you should be fine but through a letting agent it is harder. We managed to rent through an agent but we needed a guarentor and we checked with a couple of other agencies at the time and they said the same, they needed a guarentor too.
Most private Landlords will carry out proper checks and references too. You don't need to fear that. If they are not aware of standards you probably should avoid renting from them. Someone who cuts corners at the start will do so with repairs, maintenance, insurance and probably the documentation required to make sure things go well for all.
