Rebuilding credit to obtain a mortgage

My trust deed final payment was February 2011 and I received my discharge letter from the trust deed company in June 2011.
I have a silver bank account now with Lloyds tsb and have been re building my credit file by using a capital one mastercard that I pay off in full every month. Direct debits come out of my bank account for our Rent,Gas,Tv Licence etc every month without having missed any payments.
Can anyone advise me of when I would be best to try and apply for a mortgage as I have married and would like to buy our own place instead of spending 12k a year on rent. Any advice would be welcome especially anyone who has been accepted for a mortgage after their trust.
Ps I now live in England if the regulations are any different.

Welcome to the trust deed forum Scotrust.

I don't think being resident in England will make any difference.

The timing of your question is interesting as we've been working on an article for the site on this exact subject today. It should be online by tomorrow I'd have thought.

Your trust deed is just one factor. The longer ago that it started and finished the better things are likely to be for you.

Another factor is rebuilding some positive credit history which you have obviously been enegetic about doing.

Hopefully you've been through your credit file to confirm that balances from the trust deed have been set to zero and that any default notices are correctly dated and marked as being satisfied or partially satisfied?

A massive factor will be the size of deposit that you can provide. The bigger the deposit the better the chances (whether you have been in a trust deed or not).

Another major factor will be affordability as assessed by any mortgage lender looking at the size of mortgage that you want.

Due to the sheer number of mortgages available, from a wide array of lenders, we suggest speaking with a mortgage broker who can research the market for you based upon your circumstances and needs. This will save you from going into multiple high street banks (who will almost certainly say no anyway).

We do have members that have got mortgages after their trust deeds finished. Hopefully someone will be able to share their experiences with you.

Hi Scotrust, I have been discharged since 4/10/11 & have been rebuilding my credit rating. I don't have any defaults anymore. I think in this position it's just a matter of speaking to the correct people & give it a try. An independent financial advisor would probably be better to search the market for you rather than high street banks. A good deposit and honesty of your trust deed is vital. As the TDA always says, you dont know until you try. Good luck, the worst is over

Hi Scotrust,

I finished my TD in Sept 09 and both myself and trustee discharged 02/10. I cleaned up my credit file (default dates changed to date TD signed and also all marked as settled or satisfied), I upgraded my current account with RBS to a select silver, I had a mobile contract (throughout TD and after, I got myself a credit card and a catalogue which I used and paid every month. In sept 10 (I think!) I got a new car on finance (I was unable to get a loan for a new car but got get a loan for brand new car at 15k, go figure) and paid this up in full March 11. In March 11 I used an independant mortgage advisor to try and get a mortgage, he was a little clueless really with regards to me having had a TD and whether I would get a mortgage due to the economic climate, he said all I could do was try. I avoided any creditor that was part of my TD and applied, was pre approved, offer went in and mortgage turned down at last stage, got pre approved for another mortgage (both high street banks, anything else is a ridiculous interest rate) and then last minute turned down, I had a 25% deposit. Last year in Sept we had the opportunity to buy my boyfriends parents house (at a really good price lol) so went to RBS as they provided our current accounts. The application went to the underwriters and was approved in a week (25% deposit). Worth noting my boyfriend does not really have any credit history at all (no credit cards, catalogues or even a mobile contract) and I still had my TD on file and all my defaulted accounts, though they are marked satisfied). My current provider turned me down for a loan but approved me for a mortgage (I tried to get a loan for a car before having to buy brand new).

Thanks for this great information it really does help, sorting my credit file out at present, I will speak to a mortgage broker early next year. I previously had a mortgage in both my name and my ex with rbs, this was cleared when the house was sold will this work in my favour ?? Sadly rbs was one of the companies owed from a personal loan after we separated so had to change banks to llyods tsb.
Starting to feel like there may be light at the end of this long messy tunnel ๐Ÿ™‚

Can any of the Trust Deed Assistants confirm if trying to obtain my credit report would be difficult ?
I applied to Equifax and they keep asking me why I need a copy of my credit file ? Still awaiting them providing this for me 1 week after asking. Any advice would be great.

Hi Scotrust.

I have no idea why it should be difficult to get a copy of your credit report.

A while ago we looked into the subject and felt that CreditExpert (Experian) looked a pretty good option (at least for the free trial period anyway).

The reasons why are here:

When we tested it we found that everything went through without a hitch.

I have just obtained my Credit Report from Equifax and for some strange
reason it does not have any of my old credit agreements listed and under the court information it does not mention trust deed ??
I provided my last 3 years addresses which did not include my parents address where I was staying when I signed trust in 2008.
Any ideas as to why this could be ? ps not impressed really with Equifax as a company.

When Which? looked into the various credit reference agencies they found differences in the accuracy and completeness of the information that they provided.

I don't see why not.

I think each company allows an individual to use their trial once.

Just remember to cancel the free trials,which is sometimes harder to do than you would imagine!!!

you can try "check my file", this gives you all three credit reports for ยฃ7.99 a month online and you can cancell anytime. i think they calculate your credit score though its not accurate or the same as with the actual credit companies so ignor it, i found the rest of the information was correct, you dont get the same detail as you do with the actual agencies but you get what you need to see what needs fixed on Equifax and CallCredit (no credit report from Experian just and indicative score).

also there is a daughter site you can go to instead of credit expert in is half the cost of membership (CPP.co.uk)
