I am interested in other people's experiences when applying for a mortgage 5 years after their trust deed was started.
My TD started around September 2007, I am curious as to how mortgage lenders will view me 5 years from that month. Does the black mark on my credit history disappear allowing me to apply for a mortgage without penalty?

Hopefully a couple of people will share personal experiences with you soon.
For information, the trust deed will not appear on your credit record from around six years after it started.
Also, some lenders may ask whether you have ever been insolvent on a mortgage application form. This question could be asked after the event no longer shows on your credit record, and a lender can use the information as they see fit (or not use it).
I would suggest looking exactley at what the question asks and how it is asked , from that your answer could be totaly correct or wrong depending on the wording . How you choose to interpert what is asked of you , is totaly up to you . I have answered certain questions with answers that are correct , but might not be seen as Kosher .[;)]
TDA , could you please explain the difference regarding being insolvent , and being in a PSTD , is this the same or a milder form of the same /.

Insolvency is a blanket term covering protected trust deeds and bankruptcy.
So, if asked if you've ever been bankrupt on a mortgage application, and you've actually been in a trust deed, you could say "no".
If asked if you've ever been insolvent, the answer should be "yes".
Hi Wull, I finished my TD in 2009 and in Jan 2011 used a broker to try and get a joint mortgage, I got pre approved and then when the full app went to go through I was declined last minute, this happened with two mortgages via high street banks so decided to leave for now. Then in Spetember 2011 I applied for a mortgage and this time decided to go direct with my current account supplier, this was a joint mortgage and I was accepted on a 'good' deal. The mortgage was a joint mortgage and my defaults although marked as settled still showed on my credit report aswell as my TD still showing. My boyfriend didn't really have a credit record as he has only ever had a contract mobile and this doesn't even show on his credit report so I do not think we were accepted based on his credit score as it would not have been very good - as they say you need credit to get credit! I have a good history for the past 6 years and after TD had a credit card and a catalogue which I think helped and also I got car finance which I paid a few months then cleared all before applying for mortgage. I thought it would be 6 years after the Trust Deed date but looking at a copy of my credit report, (taken early 2011 just before I was fully released from my TD), I am seeing dates from the creditors for after my TD was started, TD was on 15/10/2007.
One creditor has:
Defaulted On : 03/02/2008
File Updated for the Period to: 13/02/2011
I thought the File Updated for the Period to was when I maybe ran the report but I am seeing under another creditor
File Updated for the Period to: 07/11/2010
What exactly does the File Updated for the Period to represent because that date in 2010 doesn't match when I ran the report.

I see now that I need to recheck that credit report because they Defaulted on dates should not be later than 15/10/2007.

That's correct.
Default notice dates should be corrected to onaround the time the trust deed began (if they have been reported later).

It isn't uncommon to need to contact one or two creditors to get the dates set back.
