Is it possible to get a mortgage when one of the joint applicants is in a trust deed? My partner has been in a trust deed for almost 2 years (this dec), finishes 2015.

Hi jm1727,

It is possible but I think it would extremely difficult for someone who is still in a Trust Deed to obtain a mortgage due to credit rating and risk.

If in the event that they were able to secure a mortgage, your partner would therefore acquire an asset and the Trustee would have a vested interest in this.

I would suggest waiting until the Trust Deed has been completed and your partner has received their discharge before trying to purchase a property.

Hi jm1727

The pother option would be to look to do a joint mortgage application which would take into account your income, however title to the property could be put in the other person's name. This in no way increases the banks risk as both parties are still liable for the mortgage and they still have security over the property.

If you manage to find a lender, please keep us posted as it's always good to get an update on any potential changes in lending criteria.
