mortgage lenders who have lent after discharge

Hi All,
I took out a TD in April 2013 was discharged about 2.5 years ago. The TD fell off my credit file a few months ago. I have a clean credit file now and have built up a good score (using 3 credit cards very responsibly). I'm now looking to apply for a joint mortgage and have a 10% deposit saved up. I have spoken to a broker but was quoted a very high rate for a joint mortgage, so would like to do a bit of research myself.

I'm wondering if anyone who has had positive results in getting a mortgage in similar circumstances would mind posting which lender they were successful with, what size deposit they had and if they got a decent rate (e.g. standard high street rate) or had to settle with an unfavourable rate.

If there is post with this info already I would love to read it. Thanks

Really important to find a mortgage broker with knowledge of this part of the market. Having been discharged less than 3 years, and with a 10% deposit, there won’t be a massive number of options.

Hi Mickey,

This is just from my limited knowledge and planning for the future myself when I need it however my circumstances are very different to yours:

You have a broker already, I just wonder how much this broker has experience in adverse credit. A good adverse brokers fees could be quite alot more than a standard broker however they may find you a more suitable product and possibly at a better rate with your history than you may get with a standard broker (I could be wrong), or just more of an idea of you successfully getting a mortgage product approved with advice for joint or separate applications. From reading many forums posts about this it appears that a descent broker would not waste an application if they think it would be rejected by a lender. I could be wrong with all of this though as I don't have 1st hand experience.

Mortgage brokers have detailed access to lender acceptance criteria.

Beyond this, they'll often have contacts at the lenders that they can discuss a case with before an application gets submitted. Getting feedback upfront from an underwriting team can greatly increase the chances of a successful application.

Thanks for advice DASdude. I'll speak to my boker today and see what he says then take it from there. I think it's been a hard pill to swallow because I thought my TD was finally behind me now having fallen off my credit file and no longer appearing on AIB register.

TDA - thanks for the advice. I will see what options my broker has in terms of speaking to a lender beforehand. I'll update on any progress.

Mickey I started my trust deed 2013 too and this year we got a Halifax mortgage no problems fantastic high street rates. We went through Iain Greer Clark gillone with absolute ease. Good luck there is definitely live after trust deed

Itsallovernow, thanks for the post this does help put my mind at ease.

I wanted to give a quick update on what's happened so far. My broker spoke to Halifax and they said we could apply for the joint application. Got the mortgage offer through a couple weeks ago (at a good high street rate)and things are progressing well so far.

There is a part of me still worrying that Halifax may pull the offer at the last minute (even though they know about the TD already), but posts like yours Itsallovernow makes me think that it will all be fine.
