I have recently completed a 3 year trust deed and have received my discharge certificate. I am now looking to start again on the mortgage ladder and wondered if you could advise me of any lenders who would help bearing in mind the trust deed ?

Getting a mortgage soon after a protected trust deed could be challenging but I cannot see the harm in trying.
Your credit rating is just one of many factors that a potential lender will take into account. Therefore pointing you towards any particular lenders isn't likely to help you and might waste your time.
I'd suggest getting in touch with a mortgage broker. They have technology and contacts that could potentially lead you to a willing lender. They'll look at all of your circumstances and try to match them to available products.
It would be interesting to hear if anyone has been successful in obtaining a mortgage post trust deed, without having a 70% deposit!

When it comes to mortgages I think it's easy to focus on the trust deed too much.
Any type of credit record issue, having a fair bit of credit already, or lacking a chunky deposit, are all causing a hell of a lot of people to struggle to get mortgages.
That must be galling for a huge number of people that see lenders falling over themselves to extend really cheap credit to what they view as being perfect borrowers currently.
Hi - I got a mortgage approx 2 years after my discharge. I saw a mortgage broker but after being initially approved it was declined at the last minute by two banks. A few months later I had the opportunity to buy the family and went direct to my current account provider - this was referred to the underwriters and after a week was approved - with a 25% deposit.
