Hi guys,
How did I only just find this site!!!
Ok signed trustdeed in June 2011. Been discharged now since June 2014. I have 2 credit cards which I always keep at £0 and I have a small loan through Harvey's furniture for a sofa! 0% percent interest so makes sense and helps on my credit file. It's on £1000 paid over 2 years.
Ok so here is my question? Is there any chance I could get a mortgage? I am going to use the help to buy scheme so will have a 20% mortgage. I have save about £8000 and my partner has about £3000.
I have an experian score of 748 and interestingly my trust deed does not show. What does show are 2 defaulted account for mint and rbs.
My clearscore is 302 and does show my trust deed.
The annoying thing is both credit cards have written to tell me they want to increase my limits to over £1000 each but I have always opted out. I did not realise that this would go against my credit scores.
I have used the rbs pre-approval mortgage thing and was refused. My partner and I are sick of renting as it is so unsecure! We have had to move 3 times in the last year due to landlords selling up.
So anyway any help/advice is appreciated.
Hello Chrispiec and welcome.
We're probably not the best source of advice as to whether you can get a mortgage. There are many criteria which apply, of which your current credit rating and previous trust deed are just two.
We would therefore suggest that you contact a mortgage broker. They're in a much better place to review all of your circumstances, and what you want to do, against mortgage products which are available in the market. They also have access to lenders that you'd probably otherwise never have heard of.
If you haven't yet seen it, this article might include some useful pointers as well:
I'm not sure whether you will be successful getting a mortgage, Chrispiec, but if not then at least you shouldn't have too much longer to wait until the Trust Deed no longer shows on any credit reports (6 years from date of signing).
Are the default dates that are showing for the cards you mentioned at or around the same date as the Trust Deed starting? If not, you should be able to get these amended.
I am planning on speaking with mortgage broker but was just wondering what others in a similar situation experienced.
Yes the defaults are all within a few weeks of the TD. So everything should fall of after the 11/7/17 which is the latest date.
I have read a good few threads on here with positive outcomes but I know every situation is different.
Does anybody have the details of a good mortgage broker in Glasgow area? Bellway house builders have given me details for MortgageFirst. Anybody had any dealings with these guys?
Thanks
Hi Chrispiec.
Others are free to share the names and contact details of firms/individuals that have got the job done for them. We just ask that people don't add weblinks to the forum.
It's interesting what we read about mortgage brokers here. Some, clearly, have absolutely no interest in assisting people with imperfect credit histories. Others treat it as a bit of a specialism. If you reach out to any further brokers yourself, I'd ask them upfront whether they regularly help clients with previous (resolved) credit issues.
So today I contacted the company who dealt with my TD, Carrington Dean, and they advised I have no chance. They said they haven't been able to get any of their clients a mortgage before the 6year is up and the TD comes off my file.
gutted to say the least!
Did you see this thread from last week Chrispiec:
I have now.
I can't find any info on it online though! Checked in Glasgow city councils website and can't see anything
