Hi Guys,

Its 7 months now since I received my form 5 (Pheeew) and things are really looking up. I am looking forward to buying my own house. Is there anyone on this forum who has or knows someone who was able to get a mortgage a year or so after trust deed? I have half the money to deposit but would need to borrow the other half or perhaps 40%.

Thanks in advance

Glad to hear your life is on the up, sigario.

That's certainly a decent-sized deposit, which should surely be a big help. Maybe others on the forum may be able to help, but I'm not aware of any specific lenders being easier to deal with than others when it comes to recent trust deeds.

I think your best bet would be to speak to a mortgage broker. Let us know how you get on would you?

Cheers Kevin.....Thanks a lot for the advice. I will speak to a mortgage broker and update this forum on the outcome. Fingers crossed 🙂

Best of luck sigario. Please tell us how this works out.

I totally agree with Kevin's suggestion to speak with a mortgage broker. They'll quickly know which lenders might be amenable to your circumstances and needs.

Hi sigario,

I do know that if you live or work in a G postcode then Glasgow Credit Union will consider you for a mortgage if you have been discharged for at least 1 year from your Trust Deed.

As others have said best thing to do is speak with a mortgage advisor. The size of your deposit will hopefully help as under normal circumstances it could be a couple of years for you to secure a mortgage after discharge.

Do let us know how you get on and enjoy being debt free.

I was approved for a mortgage a year and a half after discharge by the Nationwide. I did have a decent deposit through right to buy so I would go for a broker that covers whole of market.

You never know, you may get a nice surprise.
