Hi,
I finished my TD in 2009 and now would like to get a mortgage. I have started rebuilding my credit rating, I have a credit card, a catalogue and got finance for a new car. I have never missed a payment and all defaults on my record are 5 years old. I have a 25% deposit and would be a joint mortgage. I wondered what companies would be best to apply considering the climate at the mo. Any help or people's previous experience would be much appreciated. I have been pre approved with Natwest (via a IFA)and had an offer accepted. I am slightly concerned as Natwest have not credit checked me before pre approval. Also the place we have offered on have just found out that Natwest won't lend as it is Athole steel construction. My TD and defaulst don't show on Equifax or Call Credit, just with Experian. This was the reason the IFA went with Natwest as they use Equifax. But to get the house we want we would need to go to another lender that use Experian.
Any advise or personal experiences much appreciated.
Thanks
Hello blacklily.
The advice that we'd provide here is to do exactly what you've already done... contact a mortgage broker who can research the whole market for you and find lenders based upon their specialist knowledge of this field.
It's hard to point towards specific lenders as everyone has entirely unique circumstances that will fit with certain lenders but be a problem to others (depending upon the criteria that they're using at the time). That's where mortgage brokers earn their money.
Thanks, that's what I thought. Will update how I get on incase anyone else in same position. Can be really hard to get info about after a TD.
It's a good point blacklily and one we've been thinking about for a little while.
Based upon some of the questions that come up frequently on this forum we've put together an "life after a trust deed" page that should be uploaded onto the site sometime next week.
What a great idea TDA, although quite some way away from that point myself I often think how life will be when I become debt free. I think that it is a good idea to get some advice/tips from the experts and members who have the knowlege and experience of this.
