Hmm i am sure one of the experts will be by soon enough but i know i actually had negative equity in my property when i set up my trust deed this past oct/nov. What i and my trustee agreed to do was to pay ยฃ500 over the first two months of my trust deed so that when my trust deed finishes if my property rises in value that my equity is safe from the taking. Least thats how i understand it.. It does however mean my trust deed will run 38 months instead of 36 but thats okay with me..
It is definitely a stressful time especially the waiting for it to become protected. You will find if you stay in here that very few do not become protected.
For me going into a trust deed was the best thing i every did..

Hi cal.

Do you think there is some equity in your home?

Is there someone happy to pay over the value of the equity?

I cannot imagine any trust deed company having any issue at all about dealing with it quickly.

Not sure re exact amount of equity. Nearby houses on market but go for significantly less. Not sure what valuation would be used.. This would matter as it could mean a difference of 20000 equity or nothing.

Hi cal.

There may be a way around this uncertainty.

If you can afford to, you may be able to pay for a valuation that would actually be used for the trust deed before actually going ahead with signing it.

The way to do this would be to find a trust deed company you want to use and work with them to identify a surveyor that they would use for trust deed valuations. You may be able to instruct that surveyor at your expense, with pre-agreement that the valuation itself could be used for the purposes of the trust deed if you subsequently decided to go ahead.
