Hi folks,
I am currently trying to find out the following.
When we pay our lump sum to complete our trust deed, we can possibly remortgage 12 months after discharge?
Which companies will do this?
Does anyone have any experiance of this?
Can there be a list generated in this forum?
At the moment trying to get a mortgage advisor to answer these questions is proving to be vague.
Are there only 2 companies or 200 who will allow you to remortgage?
And what is the likelyhood of it happening?
We would need to do this to repay a family member who loaned the money.
Ian.
Hi squench2002.
This is debt advice forum, mortgage advice is a different subject really. It's also subject to different regulation etc. We're therefore not in a position to create a generic mortgage page with suggestions about specific lenders and so on.
The problem is that we/you/a mortgage broker would need a crystal ball to be able to tell you whether you'll be able to remortgage in a year. We have no idea what the mortgage lending market will be like in general or whether any lenders will be offering products that will meet your needs (in connection to a previous trust deed).
We also don't know, for example, what your loan-to-value needs will be or what an affordability calculation will reveal about increasing the amount of mortgage lending to you.
There are a huge number of factors involved, and some of these will have changed in a year, so I can understand why a mortgage broker will be vague currently.
A mortgage broker will be the source of help that you need though, but you'll probably have to wait until much closer to the time to get any level of certainty.
My personal view is that you'd be taking a fairly big risk if your relative was reliant upon you being able to increase your mortgage in a year. Raising extra funds on a mortgage can be tough for a lot of people at the moment even without some relatively recent credit issues existing.
I obviously realise no-one has a "crystal ball" or knows what can happen in the next twelve months...
I was more looking for someone with experiance of having remortgaged or having been in this position???
After all I thought thats what this forum was for??
It is squench2002... hopefully someone will share their experience with you soon.
I wouldn't rely on the experience of others too much though in terms of your own situation because the shared factor of having completed a trust deed will be just one detail out of many that are relevant to whether you'll be able to achieve what you hope to.
I'm not trying to put a "downer" on things for you, it's just that the mortgage market is extremely tough right now. That's why I think you need to be careful if a relative will be reliant on getting this money back in a year. If they're more flexible about when they get the money back your comfort and confidence levels may be a little higher.
