Seperation/mortgage/trust deed help!!

Im in a really difficult situation and looking for a bit of help/advice to get out of it

Basically at the time my partner couldnt get a mortgage so its all get taken out in my name and we both lived together

now we have split, she has left and i am left with the mortgage, which i cant afford now!! Selling isnt a viable option as i would need to spend a bit doing it up, and im happy to walk away with nothing!

Can this translate into a trust deed in anyway? or do i have another way out?

Hi gazza8 and welcome to the trust deed forum.

Walking away with nothing is one thing, walking away with a debt is another.

If the property were sold at a loss the mortgage lender could chase you afterwards for that loss. How much is owed on the mortgage? How much do you think the property might sell for?

I think the thing to do right now is to start a dialogue with the mortgage lender so you can work together to find a way forwards that will work for everyone. I might be wrong, but I think you'll find them understanding.

sorry i didnt mean walk away with nothing i ment walk away paying the debt.

I own about 15% on the property, but im looking to get away from the area quickly and looking for a way without selling the house, just to walk off into the sunset

Is this a way to get a trust deed ? like would it be an option?

Hi gazza8.

A trust deed deals with unsecured debts. A mortgage is a little different.

At this stage I really think you should start talking to the mortgage lender.

I'm sorry to hear of the split.

Is there something in particular connected to your trust deed that is worrying you?

Hi,

I am about half way through a trust deed at present.

Will i be able to apply for a mortgage just now or do i have to wait until it completes.

Hi duncanhmmitchell and welcome.

You can apply for a mortgage, but our experience is that new mortgage lending to someone currently in a trust deed is extremely hard to find right now. Explaining your circumstances to a mortgage broker would be a good first step for you if you want to check.
