renting house from agency what checks do they do?

I am in a trustdeed, due to be clear April 2015. I need to privately rent property to be nearer work. Can the agency check my credit rating? Is it likely that I will be refused?

Welcome to the forum lindayloo43.

A lettings agency is likely to perform a credit check, but that doesn't mean you'll be unable to privately rent a home.

I hate to rain on anyone's parade but I was turned down by three landlords/letting agencies and was only allowed to rent with TWO guarantors. I was released from my Trust Deed in July but renting has proved problematic

Hi Thickasmince.

No doubt some individual landlords will be dead set against taking on a tenant with previous credit troubles.

There are things that can be done to turn the odds in your favour though, and in all the years the forum has been running I'm unable to recollect a thread where someone simply could not rent privately.

I appreciate that some people will have challenges in doing this though.

I passed a credit check with Countrywide in the middle of a TD so some landlords def take different views.

I deal with a couple of large letting agents and they have advised me that when a client is in a Trust Deed they can look at this in two ways, one that they do have poor credit rating but also the other way in that the client doesn't have any credit commitments and should therefore be in a position to sustain the rental payment.

It's one of those situations where you will just need to apply to see how you get on. Your Trustee could provide you with a letter confirming that you have made regular payments for the time you have been in the Trust Deed.

The organisation I work have a section that do mid market & market price private lets...... They credit check all applicants before offering them a property....

I rented off an agency and yes they did a credit check which of course I failed. I required one guarantor - so it is a hassle but it can be done!
