Hi

I have been discharged for over a year and in June 2016 that will be my 6 years up since I sign my trust deed.

I am looking to try and get a better mortgage rate as currently for past 6 years i have been on variable rate of 4.79 with NRAM and because they no longer offer mortgages been stuck. What are the chances of getting a better deal? or would I need to wait for 6 years is up to stand a chance?

Any advice or help would be much appreciated.

Hi sharon21.

I'm afraid that it's not going to be easy to give you a useful answer here. To find out where you stand you'd really need to:

1 - Speak to a mortgage broker.
2 - Apply for a mortgage or two that the broker thinks is suitable.

It might become a little easier with some mortgage lenders once your trust deed isn't on your credit file any longer. With others it may make little difference, because either they ask you whether you've ever been insolvent in their application form, or because they've kept their own records of personal insolvencies.

Much also depends on many other factors (income, expenditure, commitments, loan-to-value etc).

I do think it's fair to say however that the longer ago your trust deed was the more mortgage options you are likely to have in the future.

Thanks TDA I know it not easy to say just hoping chancers are better and if better to wait to approach until trust deed as drop off credit file. We dont have any debt, and only use vanquis credit card to pay for good which we can afford to pay off each month, to help give us a good rating in future and also have mobile phone contract which pay everything else each month, apart from that the bills are paid such as mortgage and gas etc and have enough money left over every month. I will probably wait to after new year and try approaching brooker for advice. Thanks

Hi sharon21.

As TDA has advised this is something to speak with a mortgage broker as those are the ones best qualified to give you advice.

Have you checked your credit report to see how this is looking? You want to ensure that this is up to date and accurate and any default notices are dated as close to the start of your Trust Deed as possible. Ensuring that this is accurate will help when it comes to re-mortgaging.

Do you know what your house might be worth and also what is outstanding on your mortgage? This could be an area where you could struggle if you don't have a suitable LTV. Even someone with a good credit rating would struggle to secure a re-mortgage because of a high LTV. The bigger the gap between your house value and your current mortgage should mean more available options but it could then come down to your credit rating etc.

It's certainly something to look into. Your probably best to speak with a couple of mortgage brokers to gauge if you are able to re-mortgage having been in a Trust Deed.

Also, you want to ensure that if you come to re-mortgage you consider any fees and costs associated with this.

I tried with various company's , all wanted me to be discharged for 3 years , 27 months into my complaint against my ex trustee , IPA lawyers deciding to go to a tribunal for 6 months WTF ??.

TDA , the only new development is another month has passed and the IPA'S lawyers are still talking about a tribunal , time to extract various digits from orifices me thinks .[:0]
