we have just come to the end of our trust deed and we are looking to remortgage to release equity for this. we are having trouble finding a mortgage, can anyone give us help and advice.

Welcome to the trust deed forum patchander.
I don't like to be the bearer of bad news, but I think it's highly unlikely that you'll find a mortgage that enables you to release equity before your trust deed is finished.
You could consult a mortgage broker, but you may wish to speak to your Trustee about any possible alternatives as well.
