Does anyone know what the waiting time is to applying for a moetgage after TD discharge? Discharged march 2017 comes off credit file 2018 am I better waiting till this is off my credit file, there will be no defaults by then either. Have a score of 699 ag the moment. Seems to go up every month. Thanks

There's no fixed period of time to wait. It's quite simply the longer you leave it the more mortgage products may become available to you.

Whether it's on your credit file may be irrelevant as many mortgage lenders will have criteria that they will not accept an application unless someone has been discharged for 1, 2, or 3 years for example. Many mortgage application forms ask about this so that the lender can factor this in even if it's not on a credit report any longer.

Ignore your 'credit score' provided by the credit reference agencies also. This is just their estimate, in reality any lender will apply their own scoring system to your credit file and the detail in your application.

We often hear from people who have recently been discharged, have surprisingly high credit scores, and who cannot access mainstream credit. It seems like the credit reference agencies often don't add enough 'weight' in respect to a recent discharge from insolvency in their scoring. They're seeing it differently to actual lenders.

The best bet is to speak with a mortgage broker as they'll know (or can easily find out) which lenders may and may not be amenable to an application from you.
