Housing Query when in trust deed

Hi

I am currently 6 months away from being out of my trust deed, never missed a payment. We have been informed the house we are currently renting is going on the market, and have been given 6 months notice to find somewhere else. I am hoping to apply for social housing or a mid market property (due a baby in June and want to be in a new place before they arrive which leaves us 3 months to find somewhere). When on the website for the company providing the mid market properties, I noticed that they do a credit check. My partner is not in a trust deed. Does anyone know or have any experience in being approved for a mid market property while in a trust deed? If it's not possible, would it be preferable to just have my partner apply? What about with renting in general...does being in a trust deed make it impossible to be accepted for renting? I am planning on contacting them about this but thought I'd ask for advice/experiences on here as it's playing on my mind a bit!

Congratulations - 2021 is sounding like an exciting time for you and the family.

Your partner could apply for tenancy in their own name.

From experience, I have not encountered anyone struggling to find a rental property whilst in a trust deed or sequestration process.

Hope this provides some reassurance.

Hi ella1,

Credit checks are common when renting privately. A check will discover your trust deed if you're an applicant for a tenancy.

One thing we've heard here over the years is that agents and landlords tend to take a positive view of people being upfront and honest about any potential issues before the credit check takes place.

A good reference from your current landlord might also be very persuasive. It could enable you to demonstrate that you prioritise paying your rent and have been able to do so throughout your trust deed.

Firstly I work for a Housing Association that provides mid market rented properties, although I am not directly involved in this part of the organisation, myself. I can confirm that a credit check will be done for the applicant, in my experience failing the check will result in the application being rejected....... Mid Market properties are usually in high demand so there is no shortage of applicants so its easier for the HA to reject.

As TDA most private letting agencies will carry out credit checks now but there is often room for negotiation with them if you fail credit checks...

Sadly id probably advise you to let your partner apply as sole tenant whilst you are in a Trust Deed
