House Valuation

Can you advise
My house has had 3 different valuations and am wondering what I should do. I had an estate agent out who suggested a price of £105000, then a chartered surveyor through the trust deed company who valued it as £115000 and this was after they did a drive by at £125000. These figures were done in Jan/Feb time. Do you think its worth while getting another done as I still dont know whats happening with the equity and I have to raise £15000. Do you think there would be much chance of a difference or would I be wasting money?

Hello Dollybee.

A valuation by a chartered surveyor would seem to be the most reliable of the three given their professional background in this area.

The issue however is that a valuation is inevitably an opinion rather than being a matter of fact. There is therefore nothing to say that if you got a new valuation (whether it came in lower or higher) that it is in any way more reliable than a previous valuation.

Has your trust deed company indicated any willingness to take into account a new valuation if you were to instruct one?

Hi TDA

They are saying they will speak to the trustee and see what he says then possibly speak with the creditors, but this was weeks ago. I have rang them to find out what they are going to do with my house, but they say they have been too busy and not had a chance yet to speak with the trustee. I was on the forum a few weeks ago and mentioned I can only get £6000 rather than the £22000 that they have said they are expecting from me, but they have left me in limbo and unsure what they are thinking. My TD finished last month, but am still continuing to pay my direct debit and Ive not even had any mail from them either.

Hi Dollybee.

Perhaps it's time to put your offer in front of your Trustee him or herself by writing to them personally?
