We entered into a trust deed in 2009, we received letters last week and it looks like we have another year to go, this I don't understand.
Also the when it comes to the equity do they go with the market value or the price the house is likey to sell at.
We really went into the trust deed not knowing or understanding what was involed.(thats a big long story). We just feel that we are living a bad dream, we really don't want to lose our home. Although our debts will be sorted and be debt free, we can't help being worried.[:(]

Hi lorrainek.

Your property will be valued in line with what its believed that it could be sold for.

What was the agreed term at the start of the trust deed?

Have there been any missed payments (or similar situations) so far?

The Equity side of it is a sore point.
My own experience was that my trust deed company just done a drive by and went with the current prices that homes were selling for in our area.
They valued my home at a certain price and were demanding £15000 that I had in equity.
I totally disagreed with this as if I sold my home I know would not get anywhere near this amount and told them this.
I had my own survey done on my home at a cost of £100 to myself. This came back to say that there would be little or no equity in my home if I was to sell it.
I sent this into my trust deed and eventually came to an agreement with them to pay £6000 equity. This I was happy to pay as it also included arrears I had with them as well.
It pays to get this report completed in the long run and discuss this with your trust deed company.
Hope this help.

Thanks for the comment made regarding the equity, will contact the company,
Our completion includes our deferred payments(3), we thought we would be finished this year, so very disappionted about. The other thing that worries is when we read things like trust deeds should not be entered into lightly,we got very little advise, if honest we probably still don't have a good knowledge about a deed, prehaps this maybe a bit late in the day.It seems we get more worried about things the nearer we get to the end. Is it possible for me to have a coversation with any of the forum members, sometimes things explained vocally is better for me.[:(]
