It will depend on your Credit Reference Agency report and position with Loan to Equity in the property.
There are "specialist" Lenders who do loan to ex Trust Deeds who still have a poor Credit History but the likeliehood is you will pay a higher level of interest.
Like everything in this market it is advisable to "shop around".
Approach the Bank who you have a good history with in the first instance to see what they can do for you and/or arrange to see an IFA to see if they can assist.

The mortgage lending environment is tough currently.
Taking steps to re-establish your credit rating, and saving up the very biggest deposit that you can, will be two things that will improve your chances.
In addition to credit scoring, specialist lenders tend to have specific requirements such as how long has elapsed since your Trust Deed ended. For example your chances may improve after your Trust Deed has been completed for more than a year.
It's all a bit complex (and often involves lenders you may never have heard of) so best to get a mortgage broker experienced in finding mortgages for people with less than perfect credit histories involved. They can research the market for you based upon your unique needs and circumstances.
