Hi there,

In Feb next year, my credit report will be clear of all defaults and my Trust Deed entry will no longer show - that's 6 years since I entered the Trust Deed.

My Trust Deed is all settled and paid however I am not yet discharged. Does anyone know if this will impact me getting a mortgage? Do Banks etc do further checks other than Credit and see I have not been discharged?

I should be discharged in a couple of weeks - so it will be roughly a year I've been discharged at the same time as my credit report is clear - will I get a mortgage??

Hi Buzzbee.

I'm afraid this isn't a question that we can answer. There are so many factors involved in getting a mortgage, of which your trust deed is just one (an important one of course though).

The only way to find out in the end will be to submit an application when the time comes. We'd suggest using a mortgage broker. They should know which lenders might be more amenable to your credit history than others.

It is the case that some mortgage lenders have a straightforward policy in respect of trust deeds and other types of personal insolvency. For example, their policy might be to reject applications from individuals until they've been discharged for two years or three years for example.

Well done successfully completing your Trust Deed.

When did you settle your Trust Deed and how long have you been waiting on your formal discharge?

As TDA has advised it's a question which you really need to speak with an independent financial advisor about. My experience is that some advisors will say that it's impossible to get a mortgage so soon after a Trust Deed and others may say that it could be possible. It's best to shop around and speak with a number of financial advisors about this.

I think lenders will take into consideration all relevant information such as affordability, income, deposit, credit history and they may also ask about previous Insolvency.

I would assume that the longer you are out of the Trust Deed the more your chances will improve.

I'm sure other forum users will share their experience of securing a mortgage after their discharge and how long it took.

The only lender that I am aware of who will be prepared to lend to someone 1 year after their discharge is the Glasgow Credit Union. I don't think it works on the basis that the ÔÇ£computer say's noÔÇØ and it's more an underwriter that makes the decision. If you live or work in a G postcode you can use them.

I made my final payment last week - this was to buy the interest the Trustee had in my car. Other than that I had finished paying a few years ago.

I'm not yet discharged because I have to supply information about my life insurance. Once that's been done then that's me.

What record gets updated with formal discharge?

I guess I just have to try around and see what can be done. Fingers crossed!
