thanks for your help everyone, still waiting on word from t/deed about their valuation think i will check out the forced sale idea the lower i can get his equity the better or should i email t/deed and say to them about the forced sale valuation first just want to get this brought to an end

Hi sallymilne.

I think you may wish to wait for the valuation that is being done by your trust deed firm to come back first.

The purpose of doing your own valuation would only be to challenge a figure provided by them that you consider to be wrong. Even then, getting a different valuation yourself wouldn't guarantee that the figure would change. It might give you some ammunition for a negotiation if the figures were very different though.

If you do not dispute the amount of equity that come up after their valuation there is no point in spending your money on another one.
