Hi all,
Would really appreciate your help! I entered into a TD in May 2011 and was discharged in May 2014. I'm now about to try to rent a house and am scared sick that the TD shows and I won't get a rental contract with anyone. I've been upfront about it with the letting agency. They've said it looks better that I've been honest about it but a third party does their checks for them and they cannot know that the third party will give me a satisfactory reference. I don't have anyone that could act as a guarantor although I could give several months rent upfront. Should I offer to do this straightaway or will this make no difference. Didn't think I'd be worried sick about my TD two and a half years after paying it off! Thanks so much for your advice, all gratefully received #128522;
Hi Backontrack.
It sounds like you're doing a lot of the right things.
Your trust deed will be apparent on your credit file until next year, so it's a fair assumption that it will be identified as part of a credit check.
If you can afford to, offering to pay an additional amount upfront might be very reassuring for a landlord. It demonstrates that you have financial means now, despite any previous problems. Adding this to your upfront honesty may be very appealing to a landlord.
As the end of the day however, the final word is going to come down to that particular landlord. I'd have thought most would welcome you as a tenant, but there's always going to be a minority that see it another way.
If it's any reassurance, I cannot remember a single thread in this forum where someone has been totally unable to rent privately, even before they were discharged.
Thanks, TDA. I will offer six month's rent and the deposit upfront and see if this helps.
