Credit check for renting property

I have an application in process for renting a house and credit checks are now ongoing. I am a little worried because i think i may have some form of bad credit. However, i recently was able to open a new current account with the Clydesdale Bank and they told me my credit score came back as very good.

Has anyone else been able to rent property with supposed bad credit

I think you're in a trust deed currently lee1974?

If so your credit record will have been affected which would show up if someone were to review it.

We've typically found that where people are upfront about this with a lettings agent or landlord that they haven't had major problems finding a property to rent. I cannot remember a thread in this forum where someone has said that they've been unable to rent a home. However it is possible that an individual agent or landlord might take issue with it.

As a Landlord, I had this come up on an applicant's credit search. I told him it was not necessarily a sticking point but that it would be better if he'd made me aware of it as it changed his affordability as this was another outgoing which had not been disclosed. He offered a parent as guarantor who was then referenced and that was fine.

That's excellent information Pamjo from the perspective of a landlord. Thank you for sharing it.

Your comment about disclosing it in an upfront way is interesting. We've always advised people to do this as landlords, like most people, would prefer not to have surprises.

I saw it as my tenant having taken positive steps to deal with debts. My bigger concern was taking on a tenancy with potential affordability issues which were not shared at the outset. my tenant was very organised(or rather his partner who was not part of the trust deed was)and had produced a budget calculation taking into account the full outgoings. The guarantor also passed a credit search and attended at check-in, signed the lease accepting joint responsibility. The employer also confirmed that regular overtime was likely. All in all, I was given reassurance on several fronts and they are now one of my best tenants.
