Advice deserately needed.

Hello,

I paid my last monthly payment towards my trust deed last November and am now looking to move out of my parent house and obtain a mortgage. I understand that this may prove difficult at present especially due to current conditions but my question is, How long do I need to wait after my trust deed ends before trying for something like this? I have my father who is willing to act as a Guarantor for me and also have a ?รบ10,000 deposit available. Any help on this matter would be greatly appreciated.

Hi Chris,

Congratulations on having completed your Trust Deed.

There is no fixed period of time. The best thing for you to do will be to contact 2 or 3 mortgage brokers in your area and explain what you want to them.

Even in the current difficult lending environment having a decent deposit and a guarantor will work to your advantage.

An alternative might be for your father to purchase a property that you subsequently purchase from him. There are technical, legal and tax issues attached to this so good professional advice is essential.
